The institutional record

What the industry uses

T3 Sixty. Real Estate News. The Trends Report. The Power 200. The DANGER Report. The T3 Summit. Five platforms and one annual study, built over four decades, that residential real estate now uses as its common operating language. Brokerages run on the rankings. Franchisors plan against the trends. Associations cite the risk frameworks. The industry organized itself around the work without anyone asking it to.

The institutions he built

These are not products. They are the infrastructure the industry now uses to evaluate leadership, measure performance, and interpret change.

T3 Sixty

The leading management consulting and research firm in residential real estate. Founded by Stefan to bring strategic analysis and business innovation to executive decision-making at scale. Now in its third decade. The research bench behind every framework on this page.

Real Estate News

Co-founded and led as Executive Chairman. One of the industry's largest digital media companies. Daily news, analysis, and commentary delivered to real estate professionals nationwide. The newsroom Stefan built so the industry would have an editorially independent record of what was happening to it.

The Swanepoel Power 200

The most referenced leadership index in residential real estate. Nine annual rankings covering corporate executives, power brokers, technology leaders, women in leadership, MLS executives, trendsetters, and social influencers. Built on more than 400 research hours per edition. Twelve editions and counting.

T3 Summit

The industry's leading annual gathering for CEOs and C-level executives shaping the $55B+ residential real estate brokerage business. A commercial-free environment for strategic dialogue between the industry's most influential operators. Hosted by Stefan annually.

Swanepoel Trends Report

Published every year since 2005. A 200-page analysis of the ten most consequential trends in residential real estate, compiled by a team of nine across 600+ research hours per edition. The longest-running independent industry study of its kind, and the strategic planning reference most leadership teams set their watch by.

The works that did not stop

Three publications. Sixty editions between them

Most analytical work in this industry has a shelf life. A consultant publishes a thesis, a strategist gets quoted in the press, a research firm releases a report. A few years later, the next thing comes along and the previous thing fades. A small number of works do not fade. They get rewritten and republished, year after year, until the industry stops treating them as projects and starts treating them as references.

Annual · 2005 to present · 21 editions

Swanepoel Trends Report

The 200-page analytical study, published every year for two decades. Refined and rewritten with each cycle. The continuous record of where residential real estate stands and where it is going.

Annual · 2013 to present · 12 editions

The Swanepoel Power 200

The leadership index of residential real estate. Tracks not just who holds influence, but how influence itself shifts year over year. A moving record of an industry’s center of gravity.

The Real Estate Almanac

The performance benchmarks the industry uses to measure itself. Updated annually. Cumulative across years. A reference work that grows with the industry it documents.

"Stefan didn't just describe the industry. He gave it a vocabulary for itself. The rankings, the trend categories, the risk frameworks, these are how the business now talks about the business."

In closing

An institutional foundation, built one edition at a time

The institutional contribution is not visible in any one initiative. It is visible in sustained adoption. The Trends Report has been published every year since 2005. The Power 200 has been published every year since 2013. The T3 Summit has run annually for over a decade. The advisory work has continued, confidentially, for nineteen years.

What started as a series of independent research projects has become part of the industry’s working infrastructure. The frameworks shaped how leadership is measured. The rankings shaped how performance is benchmarked. The risk assessments shaped how strategic plans were written. None of it was designed as institutional foundation. It became that by being right often enough, for long enough, that the industry stopped treating it as outside commentary and started using it as the common reference.

“Reengineering the residential real estate industry will take a decade or two, but it will be worth it.”

— Stefan Swanepoel
